Mine Subsidence and Flooding: The Coverage Gaps We See Most in Central Illinois

A standard homeowners policy covers a lot: fire, wind, theft. It quietly leaves out two of the risks we see most often in this part of Illinois: mine subsidence and flooding. Neither is rare here, and neither gets added automatically. You have to ask.
Mine subsidence
A lot of Montgomery and Macoupin County sits above abandoned underground coal mines, some worked out more than a century ago. When those old tunnels shift or collapse, the ground above can sink or crack, sometimes gradually, sometimes all at once, and it can seriously damage a foundation. Standard homeowners policies exclude this kind of damage entirely.
Illinois requires insurance companies to offer mine subsidence coverage as an optional add-on, and it's typically inexpensive relative to the risk. If you're not sure whether your property sits over a mapped mine area, ask us. We can check and walk you through adding the coverage if it makes sense.

Flooding
Homeowners insurance doesn't cover flood damage, regardless of whether your property sits in an officially mapped flood zone. Around here, the real risk is usually heavy spring rain and a creek or low-lying field that doesn't drain fast enough, not just a river overflowing its banks on a map.
Flood insurance is its own separate policy, and most have a waiting period, often 30 days, before coverage takes effect. That means it's not something to buy the week a storm's in the forecast. If you've ever had water in a basement or a low spot on your property, it's worth a conversation now rather than after the next heavy rain.
